Reaxis is a boutique advisory firm specialising in real estate brokerage across the Polish market. We work with institutional investors, private capital, developers and property owners - on single assets and portfolios, from residential and hotels to office, logistics, data centers and land.

What makes us different is hands-on development experience. Beyond brokerage, we've been on the other side of the table: originating projects, raising capital, managing construction, and delivering buildings. Most brokers haven't. And that changes how we read a deal, price a risk, and advise a client.

Transaction Advisory.

We lead real estate transactions from first mandate to closing. Our clients are owners looking to divest, investors seeking acquisition targets, and developers executing on their strategy. We work across single assets, portfolios and corporate deals, bringing institutional-grade process to every engagement.

We represent owners looking to divest real estate assets - single buildings, operating businesses with real estate components, or portfolios. Our work starts with positioning: valuation, strategy, buyer universe analysis.

We prepare marketing materials (teaser, IM, data room) calibrated for the audience - whether that's a discreet outreach to a carefully selected group of strategic buyers or a structured process with multiple parties. Through negotiation and due diligence, we stay on top of every workstream: legal, tax, technical. We see the process through to signing and, when needed, to closing and post-closing adjustments.

We source and acquire assets on behalf of investors with clear criteria. Most of our buy-side work closes off-market, drawing on relationships with owners who trust our discretion and competence.

After initial sourcing and preliminary screening, we coordinate due diligence, lead negotiations on commercial terms, and work alongside the client's legal and tax advisors through to closing. We're selective about who we represent on the buy-side - we only take mandates where we can genuinely add value and move faster than the market.

For multi-asset deals, we structure bespoke processes that balance portfolio logic with asset-level detail. Asset-by-asset underwriting, bundle structuring, and tailored buyer engagement - because one size rarely fits a portfolio.

We work on portfolios that range from homogeneous (e.g. a logistics platform) to highly mixed (e.g. legacy family holdings across several sectors). In either case, the work rewards advisors who understand how different asset classes price and how to present the bundle to the right capital.

Many Polish real estate transactions are structured at the SPV or corporate level rather than as asset deals - for tax efficiency, continuity of permits, or transfer simplicity. We handle these with fluency, working closely with legal and tax advisors on deal structuring.

Our role covers commercial terms, price negotiation, and coordination between the real estate and corporate workstreams. Clients get the benefit of real-estate-native judgment on the underlying assets, backed by structure-aware execution.

We advise on transactions involving residential development sites and completed multifamily assets. Our work focuses on for-sale housing projects, predominantly multifamily developments, as well as sites suitable for PRS schemes. Our clients include Polish developers, institutional investors entering the living sector, and landowners seeking to unlock value from their holdings.

We work on hotel transactions across the full spectrum - boutique and branded, city hotels and resorts, operating assets and development projects. Our experience includes sell-side mandates for hotel owners, buy-side sourcing for investors and funds, and structuring of management and franchise agreements when deals require it. We know the operator landscape in Poland and the capital actively looking at hospitality.

Transaction advisory on office buildings, retail centres, high-street retail and mixed-use assets. We run sell-side processes for owners repositioning their portfolios and buy-side mandates for investors seeking yield or value-add opportunities. The Polish office and retail markets are in transition - pricing, tenant demand and capital flows all rewarding advisors who read the cycle well.

We cover the institutional living segment in Poland: Private Rented Sector (PRS), purpose-built student accommodation (PBSA), co-living and serviced apartments. This is a relatively new institutional asset class in Poland but growing fast, with international capital entering the market. We advise both on development platform deals and standing-asset transactions.

Transaction advisory on warehouses, logistics parks, BTS (build-to-suit) schemes and light industrial assets. Poland is one of Europe's key logistics hubs, serving both domestic demand and international nearshoring flows. We work with institutional investors, logistics operators and developers on single assets and portfolio deals.

We advise on site identification, feasibility and transactions in the emerging Polish data center market. This sector combines real estate fundamentals with specialised infrastructure requirements - power availability, connectivity, redundancy - where our operator perspective adds real value. Clients include international hyperscalers entering Poland and local developers looking to partner with capital.

We advise on transactions involving development sites across all uses - residential, commercial, logistics, mixed-use. Land is where real estate value is often won or lost, and where our development background is most directly applicable. Clients are landowners (private and institutional), developers looking for sites, and funds building land banks.
